UK and European property investment specialist, 4:Property Managing Director Chris Howard has been speaking to property investors at a series of seminars about profitable investment opportunities outside the UK market.

In an increasingly challenging UK property market, it is now necessary for property investors to look elsewhere to generate double digit returns. 4:Property offers investors the opportunity to become a joint-venture partner in short-term land and development projects in carefully selected active markets, like Croatia, Montenegro, Bulgaria and Romania.

These are the more profitable and rapidly appreciating emerging European markets whose economies are experiencing strong growth driven by increasing foreign and inward investment, rising incomes, growing mortgage credit and higher levels of tourism.

With increasing numbers of UK investors putting money into overseas property, direct development investment can be even more profitable with the advantages of definite timing and reliable profits. 4:Property invites sophisticated investors to share the developers’ profits in existing projects in Croatia, Montenegro, Bulgaria and Romania with investments starting at £25,000 in two or three year plans, with between 18% – 40% per year return on capital. There are no entry, management or exit fees attached to the projects.

Howard comments: ‘Understanding emerging property markets is key, our track record and strong network of specialist property partners provides both specific country knowledge and introductions to purchasing opportunities, project management and contracting, offering practical and profitable alternatives to UK property investment.’

Established in 2003, 4:Property offers sophisticated investors the opportunity to build a portfolio of investments in residential development projects. Investors share directly in the project developer’s profits through Limited Liability Partnerships. 4:Property currently has separate investment projects in the UK, Croatia, Bulgaria, Montenegro and Romania.
