Sager appoints Galliard as principal contractor at Islington Square

Sager has appointed Galliard Construction as the principal contractor for the flagship GBP400 million Islington Square development. With a construction budget in excess of GBP100m Islington Square, which Sager is developing in association with Cain Hoy is now underway.

Over the coming months, Galliard Construction will be demolishing the 1960’s block at the northern end of the site and commencing pilling and groundworks across the site simultaneously cladding newly constructed concrete frameworks within the retained Edwardian structures and starting external refurbishment works.
 
The fit out of new tenant facilities including the Third Space health club and the Odeon Lounge cinema will begin in early 2017 with the project schedule for completion in late 2017.
 
Nestled just behind Islington’s Upper Street, the 4.5-acre site will provide 263 residential apartments, 108 serviced apartments and 170,000 square feet of luxury lifestyle brands and restaurants alongside a Third Space Health Club and Odeon Lounge cinema.
 
The development contains a mix of Edwardian and new build elements, designed and master planned by award winning CZWG Architects. The Edwardian elements, including the grand six storey Edwardian building, were originally built in 1904-1906 and designed by architect Jasper Wager, under the auspices of HM King Edward VII’s Public Buildings Department for the Post Master General’s Office.
 
These buildings are centred around a new public boulevard – Esther Anne Place, on completion it will bring a Covent Garden style destination to North London with covered boulevards from Upper Street to the centre of the site.
 
The acquisition of the site and planning permission was obtained in two stages, with full vacant possession occurring in September 2015; following the Royal Mail’s departure and move into their new state of the art residences on Eagle Wharf Road, near the Regents Canal.
 
Giris Rabinovitch, CEO of Sager Group, says: “There is a lot of activity on site, day to day you can see real progression within the scheme – it is all very exciting and we are on schedule for completion for October/November 2017.”
 
“We launched the residential apartments in February 2016, there has been a lot of interest and reservations. Commercially speaking, we have two key anchor tenants including The Third Space and Odeon Lounge, and a further 30 per cent of retail space is under offer. We look forward to progressing the scheme and seeing our vision turn into reality.”
