Harrods Estates launches 15 Grove End Road in St John’s Wood

Harrods Estates is launching 15 Grove End Road, a boutique offering of four two and three bedroom lateral apartments, including a duplex penthouse, each occupying a single floor of the eye-catching building in St John’s Wood.

Complete with secure underground parking and car lift, 15 Grove End Road would be ideal for a purchaser looking to occupy a whole building as a buy-to-let or to provide a large family with separate accommodation under one roof. Crowning the development, the duplex penthouse offers palatial accommodation with an airy, wrap-around glass living area on the top floor that offers stunning views over St John’s Wood and into London.

Simon Barry, Head of New Residential Developments at Harrods Estates, says: “15 Grove End Road offers a unique boutique development in St John’s Wood, which would very much suit young professionals, businesspeople or company lets; the apartments offer ample entertainment space and easy connections to the business districts of London.”

15 Grove End Road benefits from the highest level of specification throughout; bespoke kitchens with Corian worktops and in-built Miele appliances, fresh air heating and cooling with under-floor heating and engineered dark oak flooring. All apartments benefit from outside space in the form of either terraces or balconies, whilst interiors of apartments are flooded with natural light thanks to expanses of glazing. Secure underground parking is provided, with spaces large enough for luxury cars, accessed from a car lift from the front driveway of the development. Residents drive their cars onto the car lift, which then transports them to the basement car park. From the exit of the lift, residents then drive onto an automated turntable, which recognises the car and then pivots to allow residents to park directly in their allotted space; the process is then reversed when leaving 15 Grove End Road.

All apartments at 15 Grove End Road feature large master bedroom suites with sizeable fitted wardrobes and dividing screens featuring flat-screen televisions, as well as en-suite bathrooms with both double showers and baths. All guest bedrooms within the development feature en-suite bathrooms with stone-floored showers and heated towel rails. Concierge and porter services are available at nearby Embassy Court, which has a reciprocal residents’ service agreement with 15 Grove End Road.

Capping the development is a palatial duplex penthouse, when entering the Penthouse owners and guests are greeted by a private reception area, the lower floor features a large kitchen with a balcony capacious enough to accommodate alfresco dining. The generously proportioned master bedroom suite, with walk in wardrobe area and ensuite bathrooms featuring both bathtub and shower and a second ensuite guest bedroom complete the floor. After ascending the feature glass and marble staircase, the stunning rooftop living space and outside terrace provide over 600 sq. ft. of space.

Simon Barry commented: “A particular highlight of the generously-appointed penthouse is the futuristic glass living area on the top floor of 15 Grove End Road, from which residents can gaze into Lord’s Cricket Ground and across London. The clean interior design of the penthouse complements the modernist exterior of the development and offers a secluded pied-a-terre or statement home within easy reach of the centre of London.”

St John’s Wood is a tranquil village district to the north of Regent’s Park. The lively high street is home to a number of international restaurants, boutique shops and high-end designer brands. St John’s Wood underground station (Jubilee Line, Zone 2) is under a ten minute walk from 15 Grove End Road and provides easy connections to Canary Wharf in just over 30 minutes.

Barry says: “St John’s Wood as a micro-market within London has gone from strength to strength in recent years as buyers look to take advantage of the ‘leafy suburb’ feel and the easy links into the West End. We have seen prices recently approaching GBP1,500 per sq. ft. St John’s Wood offers very good value for money for a district with so much class and that is so close to the centre of London.”

15 Grove End Road is available to view through Harrods Estates, prices start from GBP2.95 Million. The penthouse at 15 Grove End Road is priced at GBP4.45 Million and is available to view now.
